If you live in a supported scheme, your service charge may include an amount to cover staff employed at the scheme, such as support workers, or costs associated with maintaining communal areas, such as gardens, laundry rooms and shared lounges.

Here are some of the common services that may be included in your service charge:

  • Communal cleaning/caretaking
  • Utility bills
  • Waste removal
  • Window cleaning
  • Gardening and grounds maintenance
  • Fire fighting equipment servicing
  • Pest control
  • Furniture and white goods
  • Periodic redecoration
  • CCTV
  • Alarm systems, maintenance and repair
  • Entryphone, i.e. the cost of maintaining and repairing entry phone systems to a block
  • Management fee, which is a flat fee charged on a per unit basis and covers staff costs and overheads for preparing service charge estimates and accounts
  • Ineligible support costs
  • Lighting, i.e. block or estate costs which include replacement of any lightbulbs in the communal areas
  • Buildings insurance: As a leaseholder, we’re responsible for insuring buildings on behalf of service users against risks such as fire and flood. Service users contribute to this via their rent. Please note you’re responsible for insuring your contents and we strongly advise you to arrange your own contents insurance policy

Complaints

Recovery First Housing CIC takes complaints seriously. In the unfortunate event a complaint is made we view this as an opportunity to learn and improve, as well as a chance to put things right for the person [or organisation] that has made the complaint.

Our policy is:

  • To provide an accessible, clear, and fair complaints procedure
  • To publicise the existence of our complaints procedure so that people know how to contact us to make a complaint
  • To make sure everyone at Recovery First Housing CIC knows what to do if a complaint is received
  • To make sure all complaints are investigated fairly and in a timely way
  • To make sure that complaints are, wherever possible, resolved and that relationships are repaired
  • To gather information which helps us to improve what we do
